Conditions attached
- Capped at 120 rented nights a year.
- No citywide cap on the number of registrations found in the code. Each person may hold only one home-sharing registration, and only for their own primary residence.
- Los Angeles does not allow investor-style whole-home STRs. Home-sharing (Sec. 5C.3.2, Chapter 1A Zoning Code; formerly LAMC 12.22 A.32) is limited to the host's primary residence, meaning the sole residence where the host lives more than six months of the year. The host may be an owner or a renter with notarized/written landlord approval. Whole-home rental while the host is away is allowed within the primary residence. Cap of 120 days per calendar year unless an Extended Home-Sharing registration is obtained (extended: unlimited days; needs 6 months valid registration or 60 days hosted, notice mailed to adjacent owners/occupants, and no more than one citation in the prior 3 years for administrative approval, otherwise discretionary review). Registration is valid one year, non-transferable, must be renewed annually. Registration number must appear on all ads. Not eligible: rent-stabilized (RSO) units, income-restricted or affordable-covenant units, properties with pending citations, non-residential structures (vehicles, sheds, tents), recent ADUs unless the host's primary residence. Host needs a Transient Occupancy Tax Registration Certificate (or must list only on a platform with a City platform agreement). Max two overnight guests per habitable room, no amplified sound after 10 pm, no outdoor gatherings over eight people. Host must keep working smoke, CO detectors and fire extinguishers, provide a guest code of conduct, keep records 3 years, and pay a per-night enforcement fee set by City Council resolution (amount not verified from a government page). Registration suspended for 30 days after 2 citations and revoked after 3 sustained citations in a year.
