Conditions attached
- No citywide cap on the number of registrations found. Per registration: single booking at a time; no more than four unrelated persons per booking or two persons per room, whichever is less; no more than half of a dwelling unit (50 percent or less of bedrooms) may be used for home sharing.
- Only owner-occupied home sharing (renting part of the home) is allowed under the registration; the owner or a tenant with notarized owner permission must live on site and be present during hosted stays. Rental period under 30 days, one booking at a time. Two proofs of residency, bedroom count, HOA approval letter if in a mandatory HOA, registration proof must appear in every online ad. Renting an ENTIRE home short-term is NOT allowed under home sharing; a whole-property rental is a Commercial Dwelling Unit (7 to 29 consecutive days, limited to certain zoning districts, requires Business Tax Receipt and Certificate of Use) and stays under 7 days classify as a motel/hotel use. Whole-home non-owner-occupied operators therefore do not use the $275/$100/$125 registration. Violation of standards can lead to revocation of registration. Sales and tourist development taxes must be remitted (Sec. 58.990(d)). Verify property is inside City of Orlando limits (not unincorporated Orange County).
